2-year residency visa obtained through the purchase of real estate in Dubai:


Issued by the Dubai Land Department (DLD), the residence visa obtained through the purchase of real estate, can be obtained with the purchase of properties with a minimum value of AED 750,000 or approximately €190,000.


Previously, the minimum investment was AED1 million or around €250,000, but it was reduced in September 2021.


Obtaining this visa allows investors to become UAE residents and enjoy endless benefits. Family members can be sponsored and live here in Dubai. You can get an identity card, a driving license and change your tax residency if you want.


10-year residency visa obtained through the purchase of real estate in Dubai:


Also called Golden Visa, it is also issued by the Dubai Land Department (DLD). This residency visa is obtained through the purchase of real estate with a minimum value of AED 2 million or approximately €500,000. Alternatively, the same visa can be obtained by adding the purchase of multiple real estate properties rather than just one. Therefore, ideal for those who perhaps want to buy more than one property for pure investment purposes.


The advantages of this visa, apart from a much lower nominal cost if considering the duration, it does not require a minimum period of residency in the country.


Furthermore, family members can be sponsored and reside in the country, can open bank accounts and once again obtain a tax residency here.


So, is a residence visa purchased through real estate investment only interesting if one wants to come and live in Dubai?


Absolutely not.


Buying a property in Dubai has very high economic returns and with the residence visa you are not subject to any type of tax on the earnings obtained. You can open a bank account in Dubai and use your ATM card anywhere in the world.
